Rental agreement

When is my booking binding?
It is a legally binding agreement as soon as you have paid the deposit.

When must I make the payment?
A deposit equivalent to SEK 2000 (around €220) per rental week must be paid within 5 days of booking. The deposit will be reimbursed after the rental period after the keys are returned and if the house is cleaned and no damages reported.  (Bad or no cleaning will result in a cleaning cost for the client).  The total rental cost must be paid no later than 60 days before arrival.

For any booking less than 60 days before arrival the whole rental cost + a deposit must be paid within 72 hours from the booking is maid. If the payment is not done in time, the booking may be cancelled and no refund will be made.  

What is included in the rental fee?
In the fee is included recreational use of the Summer house/houses that is marked on the first page of this contract. Normal* consumption of water and electricity is included as well as loan of rowing boat (electrical motor cost extra**). Some supplies like toilet paper, salt, sugar, spices and dry goods like flour etc is stocked in the kitchen for your use. Please replace what you have consumed for the next client.

* The water comes from a private well and is in limited supply, please use with care. The heater can be used in reverse and work as air condition but it use a lot of electricity and therefor very costly to operate. You will be charged the extra cost if air condition is used. **No refund if electrical motor or battery does not work.

What happens if I do not pay in time?
If you do not pay the deposit in time we have the right to cancel your booking. If you do not pay the final payment in time (60 days before arrival) we have the right to cancel your booking, see our cancellation policy for details.

Cancellation policy?
Any cancellation must be made in writing (e-mail). We do not accept cancellations on voice mail or sent to the postal addresses. We will always confirm your cancellation in writing.

If you cancel more than 60 days before arrival your deposit is lost.
If you cancel later than 60 days before arrival but earlier than 30 days before, your cancellation cost is 50% of the total rental cost.
If you cancel later than 30 days before arrival your cancellation cost is 100% of the total rental cost. We recommend you to have an insurance to cover any cost that might occur.

What are the client’s rights?
We guarantee that you get a written confirmation after booking is made and that you get all documentation and information about the keys no later than 7 days before your arrival. We also guarantee that the house is in the same condition as presented in ads and website and that you will be informed about important information that could be of your concern.

If we don´t deliver the service and standard that we have promised you have the right to get the price reduced, in proportion to the shortcomings. If you have any complaints you need to let us know immediately after your arrival, no later than within 24 hours from your arrival. Any damages or problems that might occur during your stay must be reported to the landlord at once so we have a possibility to fix it during your stay. Failure to report damages can mean that you cannot complain after your stay.

What are the client’s obligations?
1.       You have to take good care of the house and follow the written instructions carefully.
2.       Smoking is not allowed inside, on the wooden decks or close to open doors and windows.
3.       You are economically responsible for any damages on the building, furniture and other equipment  that you or your travel companions make. Full lists of equipment are posted in the house.
4.       You are not allowed to use the house for other purposes than what is written in the contract (normally recreational purpose)
5.       You are not allowed to let more people sleep overnight than the number that we have agreed on and is mentioned in the contract. This includes the area outside, tents or caravans are not allowed unless you have a written agreement.
6.       You have to clean the house properly before you leave after your holiday. Failure to do so mean that we will have a cleaning company cleaning after you on your own cost. The deposit is only paid back after the house is inspected.
7.       Any damaged or lost items on the property will be debited to its full value. If the cost exceeds the deposit paid we have the right to charge you the difference. 

Keys and driving instructions
Information about keys and driving instructions will be sent not later that 7 days before arrival unless we have other agreements. 

Binding contract
The contract is binding when you have paid the deposit. When the money is in our account we will send a contract with rental dates etc. You do not need to sign anything.
